Saracen Properties’ plans to build a $70 million mixed use development in Maylands that would result in multiple businesses being demolished have been given a tick of approval by the City of Bayswater.
The council recommended the nine-storey Guildford Road complex, comprising 135 dwellings, shops, office and a childcare centre, gain Joint Development Assessment Panel approval.
Planning consultants Urbis put forward the application on behalf of Saracen, which includes one to three bedroom apartments, retailers, offices, a supermarket, childcare centre, a gym and garden.
The site, at 168 Guildford Road, is currently occupied by a multiple tenancy commercial premises containing offices, shops, a restaurant and consulting rooms constructed in the 1980s.
All Seasons Pizzeria, YMCA Early Learning Centre, Bloom restaurant, Masters Finance Group and DTS Legal are among the businesses currently occupying the site.
The development application includes 489 car parking bays, 115 bicycle parks, end-of-trip facilities, resident and tenant amenities.
Architects Cameron Chisolm Nicol submitted design plans to the City of Bayswater.
A public consultation period took place in August, with 32 submissions including 20 objections, with concerns around noise generation during demolition and construction and traffic management.
Griffiths architects conducted a heritage impact statement for the development, as it sits adjacent to state and local heritage areas.
The City of Bayswater recommended the metro inner-north JDAP approve the development on a number of conditions, including the provision of $700,000 public art, waste management and landscaping plans.
A development panel meeting is scheduled for October 14.
The Maylands Commercial Centre will need to be demolished to make way for the development.
